There are so many factors, every area is different, and the whole jumbled mess is determined, for the most part, by the laws of supply and demand. In other words, the price structure is set by what the market will bare.
Lightly-wooded lots can cost as little as $1500 per acre to clear. Heavily-wooded lots can run you upwards of $5000 per acre, or more, to clear.
